Spear REIT grew its Western Cape property portfolio to R5.5 billion, with 97% occupancy, rising dividends, and nearly 40% solar coverage. We unpack their results, growth strategy, and what South African retail investors should know about this JSE-listed REIT. The Money Maze helps retail investors cut through jargon with humour and clarity. This is not financial advice.

When you think of JSE-listed property stocks, most okes imagine half-empty office parks, landlords begging tenants to stay, and balance sheets tighter than your uncle’s budget in January. But Spear REIT, the Western Cape-focused property group, seems to be playing a different game.

They’ve grown their portfolio to R5.5 billion, rolled out solar panels across 38% of their buildings, and still managed to keep occupancy at 97% while other REITs are ghosting their own investors. The question is: is Spear REIT a dividend-paying machine for South African retail investors, or just another balance sheet dressed up in Sunday best?

A Western Cape-Only Strategy — And It Works

Forget pan-African expansion dreams or Midrand office park graveyards. Spear sticks to the Western Cape, where tenants actually pay rent and vacancy boards gather dust.

For the year ended February 2025, the portfolio ballooned nearly 20% to R5.5 billion, and this was bricks-and-mortar growth, not just “fair value adjustments” that look good on paper.

The Numbers Investors Care About

  • Revenue: R691 million, up 12.2%

  • Net Income: R525 million, up from R362 million

  • Distributable Income per Share: 85.55c

  • Net Asset Value per Share: R12.20

  • Earnings per Share: R1.83

Translation? They’re earning more, distributing more, and not maxing out their credit card to do it. That’s the boring, reliable stuff investors actually want from a REIT.

Growth by Blueprint, Not By Hope

Spear spent R1.15 billion acquiring 13 new properties, all in the Western Cape. One standout is the Berg River Business Park in Paarl (R182 million for 30,000m² of multi-let industrial space).

On top of that, they’re building:

  • GTX Park in George – R400 million industrial development over five years

  • Bravo Park in Blackheath – expanding capacity

  • Marine Drive in Paarden Eiland – R1.5 billion mixed-use project

This is growth with an actual plan, not just hoping future tenants magically arrive.

Solar Panels, Power Savings, and Energy Wheeling

Nearly 40% of Spear’s portfolio runs on solar, producing 9.4MW and targeting 64% coverage by 2026. They’re even testing energy wheeling, where excess power from one property gets redirected to another.

That’s not just greenwashing. It’s real cost savings and resilience in an Eskom-ravaged country.

Occupancy, Debt, and Dividends

  • Occupancy: 97%

  • Positive rental reversions: 4.18% (new tenants paying more, not less)

  • Debt: Loan-to-value at 27%, interest cover ratio comfortably over 3x

With a 95% payout ratio and expected distributable income growth of 4–6%, Spear looks set to keep shareholders fed with steady dividends.

The Big Picture — R15 Billion Vision

Management’s goal? Grow the portfolio from R5.5 billion to R15 billion in 7–10 years, still laser-focused on the Western Cape.

For investors tired of flashy REITs with global “visions” and no rent cheques, Spear’s disciplined, local-first approach may be just the right flavour.

Stokvel Starter Pack for JSE Jedi – Spear REIT Edition

  • Property portfolio: R5.5 billion

  • Revenue up 12%

  • Net income R525 million

  • Solar 38%, aiming for 64%

  • Occupancy 97%

  • Debt low and dividends steady

  • Focus: Western Cape only

This isn’t a moonshot stock. But if you’re after a reliable dividend-paying REIT on the JSE, Spear REIT might be worth watching.
